How to use it
Article 26 of the Saudi Real Estate Unit Ownership, Partitioning and Management Law provides that each owner contributes to the cost of maintaining and managing the common areas in proportion to the area of their own unit relative to the total area of all units. The calculator therefore splits by area by default, and offers an equal split for associations whose bylaws provide for one.
This result is indicative and helps you estimate each unit's share. The binding reference is your association's bylaws and what the general assembly approves.
By default each owner contributes to common-area costs in proportion to their unit's area relative to the total area of all units, under Article 26 of the Real Estate Unit Ownership Law. If your unit is 100 m² out of 1,000 m² total, your share is 10% of the expenses.
The split method is the same by law (by area). What differs between associations is the numbers: how many units, their areas, and which expense lines and amounts the association approves in its bylaws and annual budget.
